Walker Corporation has unveiled its masterplan for a billion dollar industrial mega centre on a 335ha parcel of land at Ipswich.

The development, to be known as CITISWICH will feature a mix of industrial, commercial, and residential development as well as areas of open space.

The site, previously Bremer Business Park, is on the junction of the Ipswich Motorway, Warrego Highway and the Cunningham Highway, about 8km from Ipswich.

Walker’s Queensland general manager, Peter Saba, said the group would spend about $250 million on the development of the land in the estate over seven stages in the next eight to 12 years.

It will market land and purpose built facilities, with plans to retain ownership of some of the buildings which fit in with the group’s investment criteria. “If we get some big precommitments we will add it to the portfolio,” Mr Saba said.

He said there was also an opportunity for big users, with one 12ha parcel of flat land able to handle a very substantial building.

Part of the development will involve infrastructure works to link Brisbane Road and the Warrego Highway.

Mr Saba said it was hoped development approvals for stage one would be completed by early next year, with the first settlements to go through in the middle of the year.

Lots in stage one will range from 4000sq m to 12ha. Other stages may offer parcels from 1000sq m.

The site, which fronts Warrego Highway, has direct access to the Bremer River and will include public open spaces, parklands and recreational facilities.

Mr Saba hopes CITISWICH will offer an alternative to users struggling to find space in the more expensive and congested traditional sites.
