Citiswich moves up a gear with IOR Petroleum

Citiswich Business Park in Bundamba continues to gain momentum in 2015 with the addition of IOR Petroleum, an operator of 24/7 unmanned diesel stops. IOR has purchased a 4,425square metre (sqm) block of land for approximately $840k at the Walker Corporation owned Industrial Park, located 25 minutes west of Brisbane. The completed diesel station is estimated to cost in the region of $2 million. 

"We have been searching for a site on the outskirts of Brisbane CBD for some time and Citiswich delivered against all of our requirements, those being; location, close proximity to infrastructure networks and B-Double access,"rdquo; said Stewart Morland, Managing Director at IOR petroleum.

"The site has a lot of potential and following a period of significant growth, we believed it was the opportune time to bring IOR to Citiswich. Land is reasonably priced in comparison to neighbouring industrial parks and has direct access to the arterial roads leading in and out of Brisbane. We are ideally located to capture the thousands of heavy vehicles that travel the road daily, with easy access onto the Warrego Highway,"rdquo; added Mr Morland.

According to the Warrego Highway AADT (annual average daily traffic) report, around 40,000 vehicles travel the Warrego Highway each day, with heavy vehicles amounting to approximately a quarter of all traffic. The total volume of traffic is expected to double over the next 20 years, which validates the growing demand for strategically placed diesel stops.

QLD General Manager at Walker Corporation, Pete Saba said, "The introduction of IOR Petroleum is the latest in a string of recent wins for the estate, following DA approval of a 1.5 hectare Travel Centre, complete with service station, retail and hospitality. Interest in the industrial park continues to grow as the site matures and we expect 2015 to be our busiest year to date."rdquo;

Mark Clifford from Knight Frank brokered the deal with IOR on behalf of Walker Corporation, selling the land at a rate of $190 per sqm, which is great value for money when compared to similar blocks at nearby Carole Park that sell for $245 per sqm.

Strategically located at the junction of the major Brisbane highways, comprising; the Warrego and Cunningham Highways, Ipswich Motorway, and Pacific and Bruce Highways, Citiswich has superior transport access to the Port of Brisbane, Brisbane Airport and CBD, all of which are only a short journey away, 35 – 40 minutes.

The soon to be completed Legacy Way Tunnel will complete a direct, high-speed route between Citiswich Business Park and TradeCoast Precinct, further reducing travel times to key transport infrastructure.
